One City, Three Kinds Of Furnace Problem

Hamilton is not one housing market. A 1920s semi off Barton Street and a 1990s house in Binbrook have almost nothing in common mechanically, and the useful diagnosis starts from knowing which one you are standing in.

Lower city, pre-war

Steel-era worker housing, much of it built before 1940. Converted coal furnaces, undersized cold-air returns, minimal insulation and often knob-and-tube nearby. Heat gets to the front rooms and never reaches the back bedroom.

The Mountain, post-war

Subdivisions from the 1950s onward with proper ductwork and simpler layouts. Failures here are ordinary component failures: igniters, inducer motors, pressure switches, control boards. Faster to fix and usually worth fixing.

The former townships

Ancaster, Dundas, Flamborough, Binbrook and Waterdown came into the city in 2001. Bigger properties, longer duct runs, and some homes off the natural gas grid running propane or oil. Different equipment, different parts.

The Chimney Question Nobody Mentions

This is the single most expensive surprise in Hamilton furnace work, and it has nothing to do with the furnace itself. If your furnace and water heater share a masonry chimney, replacing one changes the other. Ask about it before you sign anything.

Shared masonry chimneys
In much of the lower city the furnace and the water heater both vent into one clay-lined chimney. Pull the furnace out for a high-efficiency unit and the water heater is suddenly orphaned on a flue far too large for it, which causes condensation and eventually liner failure. That has to be planned for, not discovered on install day.
Mid-efficiency units still in service
Plenty of Hamilton homes still run 60 to 80 percent AFUE draft-hood furnaces. Parts are getting scarce, and a cracked heat exchanger on one of these is usually the end of the road rather than a repair. We will tell you which it is before you spend money on diagnosis you do not need.
Side-wall venting on narrow lots
Going high-efficiency means running PVC out through a side wall, and the lower city's lot lines are tight. Clearances to windows, gas meters and the property line all have to work. On a semi in Crown Point that is a real constraint, and it is worth knowing before you commit.

Is it worth repairing an older mid-efficiency furnace in Hamilton?

It depends on the fault. Igniters, thermocouples, fan motors and gas valves are all still worth doing. A cracked heat exchanger on a draft-hood unit generally is not, because the part cost plus labour approaches replacement on a furnace that is already well past its efficient life. Why does my lower-city Hamilton home heat unevenly?

Almost always return air rather than the furnace. Pre-war houses were retrofitted for forced air with too few and too small returns, so the system cannot pull air back from the far rooms no matter how hard the blower works. We measure duct static pressure to separate a genuine furnace fault from a duct problem, because replacing the furnace will not fix the second one.
