Commercial HVAC FAQs
How much does commercial HVAC service cost in Toronto?
Business-hour diagnostic calls start at $185-$245 depending on travel zone. Annual preventive-maintenance contracts run roughly $485-$785 per RTU per year. Major replacements scale by tonnage: a 5-ton like-for-like RTU swap is typically $11,500-$16,500, while a 7.5-10 ton high-efficiency upgrade runs $18,500-$28,000.
Do you offer maintenance contracts for commercial buildings?
Yes. We offer monthly, quarterly, semi-annual, and annual maintenance contracts for commercial and multi-unit residential properties. Contracts include scheduled inspections, filter and belt changes, refrigerant pressure checks, combustion testing, priority dispatch, and discounted rates on after-hours emergencies. You also get a written capital-replacement plan so you can budget years ahead.
How quickly can you respond to a commercial HVAC emergency?
We aim for 2-4 hour response across the GTA, 24/7. Contract clients move to the front of the dispatch queue and get a guaranteed response window. For no-heat or no-cool calls during peak season, our after-hours line goes straight to an on-call technician, not a call centre.
Can you handle multi-unit residential or multi-tower portfolios?
Yes. We work with property managers, condo corporations, and REITs on portfolios ranging from a single low-rise to multiple towers. We coordinate with on-site staff and concierges, log access requests, follow building rules for elevators and loading docks, and bill in formats that drop straight into your property-management software.
Do you install rooftop units (RTUs) and coordinate crane lifts?
Yes. We replace and install commercial RTUs from 3 to 25 tons across the GTA. For larger units we coordinate crane scheduling, roof curb adapters, gas and electrical disconnects, traffic-control permits, and roof-membrane patching. Most single-unit swaps fit inside a Saturday or off-hours window.
Are you ready for the R-454B refrigerant transition in 2025?
Yes. As of January 2025, new commercial split and packaged systems sold in Canada are transitioning from R-410A to R-454B (A2L mildly flammable refrigerant). Our technicians are trained on the new A2L safety practices, leak detection equipment, and brazing procedures. Existing R-410A systems remain serviceable - we will keep them running and only push replacement when the math actually supports it.
Can you handle restaurant kitchen exhaust and make-up air?
Yes. We service make-up air units (MAUs), exhaust fans, and ductless dining-room systems for restaurants across the GTA. Note: hood-cleaning, fire-suppression certification (ULC-S536), and grease-trap work are separate trades - we coordinate with those vendors but do not perform them in-house.
Do you provide capital-planning reports for property managers?
Yes, and it is included free with any maintenance contract. After our first comprehensive walkthrough, you get a written report covering equipment age, condition, remaining service life, recommended replacement year, and budget estimate per unit. Most clients use it directly in their reserve-fund planning or annual operating budget.
Will you respond to public RFQs and design-build tenders?
Yes. We bid on public and private RFQs for commercial HVAC retrofits, tenant improvements, and design-build mechanical packages across the GTA. Email ecofrostsales@gmail.com or call (416) 835-4775 with the tender package and deadline - we will confirm bid intent within 48 hours.
Do you commission new commercial HVAC equipment?
Yes. Commissioning includes start-up, refrigerant charge verification, airflow balancing, thermostat and BMS integration, combustion analysis on gas equipment, and a written commissioning report. We hand over equipment manuals, warranty registration, and a recommended first-year maintenance schedule.
