What is combustion air and why does it come up in Hamilton homes?
Any gas appliance that burns fuel indoors needs a supply of air to burn it. Older Hamilton houses used to leak enough air through the envelope that nobody had to think about it. Then basements got finished, windows got replaced, rim joists got spray-foamed, and the house tightened up. Now the furnace, the water heater and the dryer are all competing for a limited supply, and if it runs short the appliances can draw combustion products back into the room instead of up the flue.
How would I know if my house has this problem?
The signs are subtle, which is what makes it worth testing rather than assuming. Soot marks near a draft hood, a pilot that will not stay lit when the dryer runs, condensation on basement windows in winter, or a faint exhaust smell in the utility room. We run a spillage test at the draft hood with the exhaust appliances running, which is the actual measurement rather than an inference.
Does a high-efficiency furnace solve it?
It solves it for the furnace, because a sealed-combustion unit draws its own air directly from outside through a dedicated pipe and is not competing with anything. What it does not solve is the water heater, if that is still a naturally drafting appliance sharing the room. Replacing only the furnace can leave the water heater worse off than before, and that has to be part of the plan.
Will I need a dedicated combustion air duct?
It depends on the appliances that remain and how tight the space is. If everything ends up sealed-combustion, no. If a naturally drafting appliance stays, then yes, the room needs a provable air supply. We work that out at the estimate so the quote reflects the real scope.
Who issues the permit?
The City of Hamilton building department. Hamilton is single-tier so there is no separate regional approval, and gas work is governed by TSSA. We pull it.
