My old Scarborough furnace was 100,000 BTU. Why are you quoting something smaller?
Because the house almost certainly never needed 100,000. Furnaces installed through the post-war decades were routinely oversized, partly as a margin of safety and partly because nobody performed a heat loss calculation. Since then many Scarborough homes have had insulation, better windows and air sealing added, so the actual heat loss is lower again. Sizing a new furnace to the old one's nameplate perpetuates a forty-year-old guess.
Is an oversized furnace actually harmful?
It costs you comfort and equipment life. An oversized unit satisfies the thermostat quickly, shuts off, and repeats. Those short cycles mean the heat exchanger spends its time warming up and cooling down instead of running at steady state, which is where it is efficient. You also get bigger temperature swings, more noise at start-up, and more wear on the ignition and blower components.
How do you decide the right size?
A heat loss calculation on your actual house: floor area, insulation levels, window area and type, air tightness, orientation. That produces a number in BTU that the equipment is then matched to. It takes longer than reading the old nameplate, which is precisely why it often is not done.
Should I consider a two-stage or variable-speed unit?
In a bungalow or back-split, often yes, and for comfort reasons rather than efficiency ones. A two-stage furnace runs on low most of the season, which means longer, gentler cycles and far more even temperatures between levels. In a house with a distribution imbalance already, longer run times help significantly.
Do I need a permit to replace my furnace in Scarborough?
Not for a straight replacement. Scarborough has been part of the City of Toronto since 1998, and Toronto lists replacing a furnace or boiler in a house among the projects that do not need a building permit. Installing or modifying a heating system does need one. We handle that application when a job needs one, along with the TSSA-governed gas work.
