A furnace sized for a 1970s house before its new windows and attic insulation will be too big today. An oversized furnace heats in short bursts, wears its parts faster and leaves rooms uneven. We measure the house and run a room-by-room heat loss calculation rather than copying the old label.
Chimney, venting and the water heater
An older mid-efficiency furnace vents up the chimney. Its high-efficiency replacement vents through two plastic pipes on a side wall. If a gas water heater shared that chimney, it is now venting alone into a flue sized for two appliances, so we check it and quote a liner or venting change where needed.
Return air and duct size
Houses from the 1960s and 1970s often have one or two small return grilles. We measure the static pressure on the existing ducts. A variable-speed blower handles a tight duct system better, but a starved return still needs a new grille or a larger return run, and we price that separately so you can decide.
Townhouses and tight utility rooms
In a row house the furnace often sits in a small closet, and the new side-wall vent has to keep its required clearance from your neighbour's windows, doors and air intakes. If you live in a condominium townhouse, ask your corporation whether exterior vent changes need approval before the install date.

- City of Burlington building permit. The City lists like-for-like replacement of a furnace, air conditioner or heat pump as work that does not need a building permit. - Licensed gas work. Connecting, venting and starting up a gas furnace has to be done by a TSSA-registered contractor using licensed gas technicians. We test for gas leaks, set the gas pressure and run a combustion test before we leave.
- Carbon monoxide alarms. Since January 1, 2026, the Ontario Fire Code requires a CO alarm on every storey of a home with a fuel-burning appliance, as well as next to sleeping areas. A gas furnace counts, so a furnace replacement is a good time to check yours.

Are there rebates for a new furnace in Burlington?
There is no active 2026 rebate for a gas furnace on its own; the Enbridge HER+ furnace rebate closed on Dec 31, 2025.
