A whole-house dehumidifier ties into your HVAC system and pulls moisture out of the air across the entire home, draining it away automatically. In a humid GTA summer, or in a home with a chronically damp basement, it can be the difference between fresh air and a musty, mould-prone house. But at $1,500 to $2,800 installed, it is worth understanding whether you actually need one or whether a portable unit will do.
What a whole-house dehumidifier does
It removes moisture from all the air moving through your ductwork, holding the whole home at a target humidity (usually around 45 to 50 percent in summer). Unlike a portable unit that treats one room and needs emptying, a whole-house dehumidifier drains continuously to a floor drain or condensate pump and runs quietly from the mechanical room. The goal is a stable, comfortable humidity level, which also protects the home from the problems damp air causes.
Signs you need one
- A musty or damp smell, especially in the basement.
- Condensation on windows, or a sticky feeling even with the AC running.
- Visible mould or mildew spots on walls, ceilings, or around windows.
- Allergy or asthma symptoms that get worse indoors in summer.
- Indoor humidity that stays above 55 percent on a hygrometer.
- A finished basement, home gym, or storage you want to protect from moisture damage.
High humidity feeds mould, dust mites, and musty odours. Keeping the home in the healthy 30 to 50 percent range is one of the simplest ways to improve indoor air quality. See how HVAC plays a role in our mould prevention guide.
Whole-house vs portable dehumidifier
| Portable | Whole-house | |
|---|---|---|
| Coverage | One room | Entire home |
| Capacity | About 20 to 50 pints/day | About 70 to 130 pints/day |
| Draining | Empty the tank by hand | Drains automatically |
| Runs from | Plug-in, in the room | Ducted into the HVAC system |
| Noise | In your living space | In the mechanical room |
| Typical cost | $150 to $400 | $1,500 to $2,800 installed |
| Best for | One damp room, occasional use | Whole-home or chronic basement humidity |
Is it worth it?
A whole-house dehumidifier is usually worth it if you have a chronically damp basement, a history of mould or strong summer allergies, a finished lower level to protect, or a home that feels sticky no matter how low you set the AC. It solves a whole-home problem in one quiet, automatic system.
It is probably not worth it if your only issue is one occasionally damp room, if the dampness is from a fixable source like a foundation leak or a disconnected dryer vent, or if you only notice humidity a few days a year. In those cases a portable unit, or fixing the moisture source, is the smarter spend. Improving fresh-air ventilation with an HRV or ERV can also help.
